How Much Does Residential Demolition Cost in Florida?

If you're sitting on an old house that's outlived its useful life — fire damaged, storm wrecked, structurally shot, or just standing between you and the home you actually want to build — demolition is usually the cheapest path forward. The question every homeowner asks first is the same: what's it going to cost?
We're going to give you the real numbers, not a vague brochure answer.
The short version. For a typical single-family home in the Jacksonville area, full residential demolition runs roughly $8,000 to $18,000. Most jobs land in the $10,000 to $14,000 range. That includes tearing the house down, removing the foundation, hauling everything off, and rough grading the lot so it's ready for whatever comes next.
That's a wide range because no two houses are the same. Here's what moves the needle.
Square footage.
A 1,200-square-foot ranch comes down faster and cheaper than a 3,500-square-foot two-story. Pricing usually works out to roughly $5 to $9 per square foot of structure, depending on construction type. Concrete block (CBS) homes — common in Florida — run higher than wood frame because the debris is heavier and harder to process.
Foundation type.
A slab-on-grade is straightforward. A house on piers with a crawlspace is a little more work. A house with a poured basement (rare in Florida, but it happens) is the most expensive because you have to either fill it with engineered fill or pull the walls out completely.
Access and lot conditions.
A house on a half-acre with an open driveway is easy. A house wedged between two others on a narrow San Marco lot is harder — we may need smaller equipment, more hand work, and extra precautions for the neighbors. Tight access can add 10 to 25 percent to a bid.
Hazardous materials.
This is the wildcard. Homes built before 1980 often have asbestos in floor tile, popcorn ceilings, pipe wrap, or siding. Lead paint is common in anything pre-1978. Florida law requires an asbestos survey before demolition on most structures. If hazardous materials show up, abatement adds $2,000 to $8,000 depending on quantity. We always recommend the survey upfront — finding asbestos mid-job is the most expensive way to find it.
Disconnects.
Power, water, sewer, and gas all have to be capped or pulled by the utility before we mobilize. Most utilities don't charge for disconnect, but scheduling them takes one to three weeks. We coordinate this so it doesn't slow your project down.
Permits.
Duval County demolition permits run roughly $150 to $400 depending on the project. We pull permits in our name as part of the job.
Timeline.
Once permits and disconnects are squared away, the actual demolition of a typical home takes one to three days. Foundation removal and grading add another day or two. From signed contract to a graded, buildable lot, plan on three to five weeks total. Most of that is paperwork, not bulldozers.
What's included in our number.
When Backsight quotes a residential teardown, the number on paper covers: site protection (silt fence, tree protection), structural demolition, foundation and slab removal, debris hauling and disposal, rough grade, and final site cleanup. No surprise add-ons after the fact.
What's not included.
Tree removal beyond what's required for equipment access, fill dirt to bring the lot up to grade for a new build, septic tank pumping and crushing if you're on septic, and any abatement work if hazardous materials are found. We flag all of these in the bid so you know upfront.
Insurance claim demos.
If your home was damaged by fire, flood, or a hurricane, your insurance carrier may be paying for some or all of the demolition. We work with adjusters regularly and can provide the documentation they need — itemized scope, photos, debris weight tickets, and final completion paperwork.
